What a 2-lot subdivision actually costs in Brisbane, broken into fees you can budget tightly and civil works that depend entirely on the site. Indicative 2025–26 ranges for a clean LDR site with no fatal overlays.

Per-additional-lot charges

Paid once per new lot. These are the big-ticket items.

A July 2025 update from a Brisbane planning firm puts the full 1-into-2 subdivision range at $137,000–$380,500 — roughly a 25% rise on the equivalent January 2024 figure, mostly driven by civil construction and infrastructure charge increases.

What this page doesn't tell you

These numbers are indicative ranges drawn from a snapshot of 2025–26 industry sources. The per-lot infrastructure charge figures in particular vary by site location within the BCC charge map, by lot bedroom count, and by any credits for an existing dwelling. Before you commit any money:

  • Get a written Infrastructure Charges Estimate from BCC and a separate one from Urban Utilities — these are binding once issued.
  • Get fixed-fee quotes from at least two planners and two surveyors.
  • Get a civil contractor's quote after you have the OW design, not before. Pre-design quotes are guesses.
  • Budget a 15% contingency on civil works specifically. Underground services and retaining are the line items that blow out.
